Where you register for our Virtual Office Website, our VOW Terms of Use also apply, and where those terms address a subject more specifically than these do, the VOW Terms govern that subject.

IRep Realty Inc., Brokerage is a Canadian, family-owned real estate brokerage registered in Ontario under the Trust in Real Estate Services Act, 2002 and regulated by the Real Estate Council of Ontario. We serve the Greater Toronto Area, the surrounding regions, and Windsor. In these terms, "we," "us," and "our" refer to the brokerage.

We provide information, tools, estimates, and communications to help you think through a real estate decision. Using the site, submitting an inquiry, or receiving a report from us does not by itself create an agency, fiduciary, client, or advisory relationship. A brokerage relationship with us begins only when you and we enter into a written representation or assistance agreement that complies with Ontario law. Until that agreement is signed, any information you send us may be treated accordingly, and we encourage you to speak with us before sharing anything sensitive about your position or motivation.

To request services or to access restricted listing information, you must have a genuine interest in buying, selling, leasing, or renting real estate, and you must provide accurate information about yourself and your purpose. Access to VOW-class information is subject to the additional requirements set out in our VOW Terms of Use.

The information, market snapshots, home evaluations, comparable-sales figures, calculators, and reports available through the site are provided for general information only. They are estimates and approximations derived from available data, are not appraisals or opinions of value, and are not legal, tax, accounting, financing, or investment advice.

Outputs may be incomplete, delayed, or incorrect, and reporting periods lag the periods they describe. You are responsible for verifying anything before you rely on it, and you should obtain advice from appropriately licensed professionals before you act.

Personal information collected through the site is handled as described in our Privacy Policy. Account, verification, VOW eligibility, inquiry, and brokerage records are processed to operate our services and to meet our legal, professional, and listing-data obligations to PropTx, boards, associations, and other data providers.

We grant you a limited, personal, revocable, non-exclusive, and non-transferable licence to use this site and its services for your own non-commercial real estate research and for your dealings with us. This licence ends automatically if you breach these terms.

Listing information available through this site may be owned by or licensed from PropTx, the Toronto Regional Real Estate Board, the Canadian Real Estate Association, other boards and associations, listing brokerages, listing salespersons, and sellers. It is provided subject to their agreements, rules, and policies, and to seller instructions and applicable law.

Anonymous visitors and registered VOW users may see different classes of information, because some content requires registration, accepted terms, and a verified genuine interest before it can be displayed. Sold and leased price information is treated as VOW-class data.

We may gate, suppress, withhold, remove, noindex, or redirect listing content at any time to comply with seller display instructions, board and data provider rules, privacy requirements, or our own judgment as a brokerage. MLS®, Multiple Listing Service®, REALTOR®, and related marks and logos are owned by their respective associations and are used under licence.

Apart from third-party listing data, the content on this site, including our text, photography, video, market commentary, report formats, calculators, graphics, and the IRep Realty name and logo, belongs to us or to our licensors. You may view and print it for your personal use. You may not reproduce it commercially, adapt it, or present it as your own without our written permission.

We use and link to third-party services for functions such as mapping and geocoding, street-level imagery, analytics, forms, messaging, identity and telephone verification, scheduling, and rental applications. Those services are governed by their own terms and privacy policies. We are not responsible for the content, data, availability, security, or practices of any third-party site or service, including sites we link to. A link is not an endorsement.

When you send us messages, form answers, documents, photographs, preferences, or survey responses, you confirm that you have the right to provide that content and that it is accurate as far as you know. You allow us to use what you submit in order to provide services, respond to you, keep the records we are required to keep, protect the security of our systems, comply with the law, and operate our brokerage workflows. We do not claim ownership of your content.

Brokerage services may involve commissions, referral arrangements, incentives, or other compensation. Those terms are set out in written agreements and disclosures signed between you and us, and not through your use of this site.

We aim to make our site usable by as many people as possible and to meet applicable accessibility standards. If you encounter a barrier to accessing our content or services, contact us and we will make reasonable efforts to provide the information or assistance you need in an alternative manner.

The site and everything on it, including listing data and informational tools, is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied. We do not warrant that the site will be uninterrupted, error-free, or secure, or that information or outputs will be accurate, complete, or current.

To the maximum extent permitted by law, IRep Realty Inc., its brokers, salespersons, employees, and suppliers are not liable for any indirect, incidental, consequential, special, punitive, or exemplary damages arising from your use of the site, your reliance on information or informational tools, any interruption or unavailability of the site, or the acts or omissions of third-party services.

You agree to indemnify us against claims, losses, liabilities, costs, and expenses arising from your misuse of the site, your breach of these terms, any unauthorized use of listing data, any infringement of another party’s rights, or any breach of law by you.

Nothing in these terms limits or excludes any obligation we owe you under the Trust in Real Estate Services Act, 2002, the rules of the Real Estate Council of Ontario, the Consumer Protection Act, 2002, or any other liability that cannot be limited by law.

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in Ontario. Disputes will be resolved in the courts of Ontario, unless a signed agreement between us or applicable law requires a different process.

We may update these terms, change or discontinue features, remove content, suspend or close accounts, revoke VOW access, or decline service where we consider it necessary for security, compliance, legal, or brokerage reasons. Updated terms take effect when posted, and continued use of the site after that means you accept them.
